Mortgage insurance

PMI can change the monthly cost without reducing your loan balance

Private mortgage insurance protects the lender, not the borrower. It can be part of the monthly payment for some conventional loans with a smaller down payment.

What PMI does

Private mortgage insurance is commonly associated with conventional mortgages where the borrower has less equity at origination. The premium is an additional housing cost; it does not reduce principal and it is separate from homeowners insurance, which covers different risks.

PMI may not last for the full mortgage term

For many covered conventional loans, federal law provides cancellation and automatic termination rights based on the loan balance relative to the home's original value and other conditions. The Consumer Financial Protection Bureau explains that, in general, automatic termination occurs when the scheduled principal balance reaches 78% of the home's original value, provided required conditions such as being current are met. Other cancellation opportunities may exist earlier.

Because loan type, investor rules, payment history, and property value can matter, a generic calculator should not predict an exact PMI cancellation date without more loan-specific information.

How PayCalc models PMI

PayCalc treats PMI as an optional monthly amount entered by the user and clearly states that the entered amount is assumed constant through mortgage payoff. That is deliberately conservative and transparent, but it may overstate long-term PMI if the real loan permits cancellation earlier.

For planning, one useful approach is to run one scenario including the current PMI amount and another scenario without PMI after the expected cancellation point using a more detailed amortization schedule or lender information.

PMI is not homeowners insurance

Homeowners insurance generally protects the property and homeowner against covered losses under the policy. PMI protects the lender against certain borrower-default risk. Both can appear in the monthly housing budget, but they should not be combined conceptually when comparing loan terms.

Loan type matters

“PMI” usually refers to private mortgage insurance on conventional loans. Government-backed mortgage programs can use different mortgage-insurance structures and cancellation rules. A conventional PMI rule should not automatically be applied to FHA mortgage insurance or another program with different requirements.

The home's “original value” used in federal PMI termination rules also has a specific meaning tied to the transaction. A later market-value estimate or online home-price estimate is not automatically the same value used for statutory cancellation timing. For an exact cancellation question, review the loan documents and contact the servicer.
